Select Board backs Revere Heritage condo expansion
By Mike BergerThe Canton Select Board, in a 4-1 vote on Tuesday, came out in support of a proposed change to the Revere Heritage Site development agreement that would add more condos in lieu of previously contemplated retail/commercial space.
Under the proposal put forward by Canton Holdings LLC, an additional 77 units — all age-restricted to residents 55 and older — would be constructed on the portion of land designated as Lot 8. Canton Holdings must now present its case to the Planning Board, Conservation Commission, and Zoning Board of Appeals.
While the developer had initially supported the plans for retail and commercial space on the property, Bernie Plante, a spokesman for Canton Holdings, said economic conditions have changed, particularly since the start of the COVID-19 pandemic, and they now feel the best use of the space is to build age-restricted condos. Plante noted that previous iterations of the proposed development included plans for as many as 600 units and the final approved number was less than half of that figure. If the additional 77 condos are approved, it would bring the total number of PRHS units to 349.
Prior to Tuesday’s meeting, Plante noted that all but 24 of the existing 272 units were under agreement to be purchased.
Casting the lone dissenting vote was Select Board member Mike Loughran, who felt that a change of this magnitude should be voted on at annual town meeting.
However, the other four members felt that town meeting had already given the Select Board the authority to approve changes to the master agreement with a four-fifths vote.
Ultimately, those four members felt it was a win-win for the town and would offer a new real estate option for residents who may want to downsize but prefer to stay in Canton …
