More condos proposed at Paul Revere Heritage Site
By Mike BergerThe Canton Select Board will be asked to consider a new development plan by Canton Holdings, developer of the Paul Revere Heritage Site, to eliminate, for now, plans for commercial and retail space and instead build 77 additional housing units.
All of the proposed units would be owner-occupied condominiums and restricted to residents ages 55 and older, with 70 units to be sold at market rate and the other seven units set aside for affordable housing.
The plan must be approved by four-fifths of the board. A public hearing is set for the board’s next meeting on Tuesday, July 26.
Plans still call for a dog park as well as a lot set aside to accommodate parking for public events. The land in question is called Lot 8 and is formerly the Plymouth Rubber dump and located not too far from the Canton Junction train station.
Bernie Plante, Canton Holdings representative, told the board on Tuesday night that the company is within 24 units of completing its original number of 272 units proposed at the 2015 town meeting. Plante noted that market conditions for commercial and retail space have changed since the start of the COVID-19 pandemic, and Canton Holdings believes that building additional housing units would be the preferred option.
Board Chair John Connolly said the additional units may bring in another $500,000 to $600,000 in annual tax revenue. Connolly did note the original request by Canton Holdings was to build another 100 units, but after initial discussions with the board, they reduced the number to 77 units. Plante said Canton Holdings took into account traffic impacts and said there would be no additional impact for the Canton Public Schools because of the age restriction on the condominium units. Plante said a survey of older Canton residents indicated that many want to stay in Canton but need to downsize to smaller housing units.
